This document breaks down the 'overhead' areas
involved in building the kennels before work commences,
(eg: plant/machinery, labour, noise, security, admin, utilities, site meetings,
site access etc) to complete the project as shown on the blueprints.
Each area in the Preliminaries & Construction
Specification is to be given a 'cost' & included in
the Pricing Document (so you can see
an exact, like-for-like comparison between quotations)
|
This document is of most importance to kennel owners who are using a building
contractor.
However, if you are physically constructing the kennels yourself, or bringing
in specialist labour for certain elements, the need for this section is reduced.
Also helpful: see our Project Management
article (Members only) if you need help deciding whether to manage
the project yourself, or get an architect/ project manager.
Some of the areas the Preliminaries document covers:
-
Insurance - Does the contractor have full liability
insurance? Do you know what amount they should be covered for?
-
Access - do you need to provide a temporary
road to gain access to the area of development? If so, this needs to be highlighted
& a cost set against it.
-
Waste materials - what might need to be removed
& associated costs, which can be surprising!
