Success at last! I have been granted planning permission by the Council!
I have to wait 4 weeks for the "Grant of Approval", during which time any objections will be considered and I cannot start any work, but I am optimistic about getting this. The approval came with conditions of course, and a considerable amount of work will have to be done to the entrance.

However, I won't let this deter me and somehow I will manage to include it in the budget. You asked about further information about the kennels - I will send this on when the final approval comes through (not wishing to tempt fate!). Would you like me to send you on a copy of the plans? I adapted the blueprint you sent me using some of the designs and ideas from your Essential Kennel Design book, in order to integrate the building efficiently into the site. I can also send you some photos of the site as it is, and the Jacob sheep my other neighbour has in here at the moment grazing! I will miss them.

I would also like to become a member, and will include a cheque, could you confirm the current membership fee please? I am so looking forward to seeing my kennels on your website! If all goes to plan, building will start in October and I hope to be open for clients by the end of January/beginning of February. I look forward to hearing from you, and to being able to send you a large envelope of details very soon. Again many thanks for all you help and advice with this, bye for now

Apologies for the delay in replying, and THANK YOU so much for the information you gave me.

I approached my neighbour whose ditch is obscuring the view and he very generously said that he would consent to any work that might have to be done to rectify the problem. I am very grateful to him, as many farmers might not allow any interference with their boundaries.

The architect included your information in a covering letter to the planning department and we are hoping that with this relatively small amount of traffic movement, I may not have to do a major job in improving the line of sight.

AT LAST the plans have been submitted and I will have a decision within 8 weeks. The building probably won't start until October, but if I know I go ahead there is plenty I can start researching and organising.

I am about to look at the website now and will get back to you about it. I have a few ideas that I would like to run past you and need a little time to get them on paper. Life has been very busy and stressful for the past few weeks, but the next month or so should be quiet enough for me to get my thoughts in order. Thanks again for your help, and I will be in touch soon.

Thank you so much for the follow up. They say that the pace of life in the country is slower, and a consequence of that is that it takes much longer to get anything done!

I was making slow but steady progress with drawing up my planning permission application until the architect came out to measure the site and told me I had a major problem with the exit to my property.

Apparently the regulations state that there should be a 65m clear line of sight for traffic on either side, and my neighbours ditch is obscuring this on the left hand side.

I now have to try to find a way to solve this problem or else the whole plan is doomed! If you don't hear from me, maybe you would contact me again in August.

If everything works out it will be next year before I am up and running but I would be very interested in being in contact with you. Wish me luck!

The amount of traffic flow for 10 Kennels will be less than for a house with teenagers with cars or friends visiting! The traffic movement probably will be 5-8 cars per week as 2 weeks is the normal amount of time for holidays.

It would also be worthwhile pointing out to the planners that this is a high capital cost investment for much-needed facilities. This is something the local council should be embracing rather than discouraging.

10 Kennels will be a relatively small-scale operation and you need to make a strong case via your architect, or lobby local councillors, and see if highways will give dispensation on the 65 metres.
