Cost Questions:

  1. By comparison, how much would it cost me to get an architect or surveyor to draw these plans up?

    This varies with each individual architect/surveyor, their experience, size of business, and of course - how many amendments made to fit your requirements.

    However, we have heard the following examples of plans only (no 3D's or building specification!):

    • £4,500 for a set of plans from an architect
    • £3,155 for a set of plans from a building surveyor (20 kennels)
    • £3,000 for a 'pretty drawing' that gave no instructions to the builder & had to pay another architect to start all over again
    • £2,000 & there's more fees to come!
    • £1,000, but the builder made serious errors, used completely inferior materials, didn't complete my kennels, went way over budget and, without a contract & specification, responsibility cannot be proved.
    • $20,000 US dollars for a basic plan!!!

    Very few architects have animal welfare building experience. If they don't know they have to research it - meaning you are paying for their learning time.
    We recently had an architect phone up for advice, who had NO experience of dogs other than looking after one occasionally. Another architect looking after a large charity told us that he amended his designs after he read "Essential Kennel Design" to incorporate David's advice. Other architects either purchase the kennel design book or approach us directly for advice.

  2. How does the Building Specification help me with costs?

    The Building Specification does 2 things:

    1: Quotation sheets:
    The builder just fills in the quotation sheets. We recommend you get 3 quotes. Giving builders the same precise quoting lists means you can accurately compare prices - ensures the builders are quoting like-for-like - and things can't be 'forgotten' or 'made up'!

    If you don't give a contractor precise guidelines they will try and find the cheapest material for the greatest profit - and choose materials which may not be suitable for kennels - big areas like floors or walls may have to be re-done with the right materials. You don't want to pay to have the materials & job done twice!

    2: Builder Guidance
    Guidance on suitable materials, & it sets out the standards they should be working to.

    It's basically all about giving them information which helps contractors get things done right, first time, without major errors which can be very costly.

    Builders never realise just how robust a kennels building has to be - not only to handle wear and tear of the dogs, but also the staff, public and cleaning routines.
